General
Question: What is Built On Your Lot?

Answer: The concept is simple. Utilize a lot that you already own or pick the exact lot, land or property that you want to live on. The next step involves selecting a model from the Pacific Legacy Homes designs, work with our architectural partners, or bring us your own plan.

Question: Do I need to own a lot, land or property before contacting Pacific Legacy Homes?

Answer: Absolutely not. We have experienced staff that will help you get started. They can provide tips and suggestions on what to look for and how to get the most for your money. Also, you can use our land purchasing checklist to identify any fatal flaws before you move forward. Please call us with any questions at any time.

Question: How do I obtain the agency approvals and permits?

Answer: Your Pacific Legacy Homes Personal Builder will identify all the required approval and determine an estimate of all the fees. Your Personal Builder will obtain all the required agency approvals for you. However, you can elect to process them yourself with the assistance of Pacific Legacy Homes.

Project Planning and Design
Question: Will I need to purchase home plans?

Answer: This is one major advantage to building your new home with Pacific Legacy Homes. There is absolutely no cost whatsoever for using a Pacific Legacy Homes residence design as long is it can be built from "stock" with no significant plan changes. Also, we can, in many instances, modify a home plan that you find anywhere at fraction of the cost of starting from scratch.


Question: Can I personalize my Pacific Legacy Homes built home?

Answer: Yes, absolutely. First, you select the exact plan to meet your needs. Next, choose the elevation (exterior architecture) that you most prefer. You can personalize your plan to best suit your needs. Not only do you have the opportunity to select all the exterior and interior materials, colors, and appliances. You can move most interior walls, add closet space, and add rooms and square footage. In addition, Pacific Legacy Homes offer numerous optional configurations and upgrades so that you can further personalize your home. You get the residence that you want and avoid costly "custom" prices.

Question: Does Pacific Legacy Homes provide written estimates and proposals?

Answer: Yes we do. It normally takes less than a week to prepare a detailed estimate for your new home. Many builders will take your purchased plans to develop a rough estimate of costs for your new home. This method quite often leads to costly overuns and delays. Pacific Legacy Homes will provide you with a detailed estimate prior to obtaining financing and beginning construction to help you stay within your budget.

Question: Does Pacific Legacy Homes provide a formal project schedule?

Answer: Yes, we provide a detailed project schedule that your Pacific Legacy Homes Personal Builder will meet with you at the beginning of work to explain what work will be done and when. Our schedule is the guide for your new residence and will ensure that delays are avoided. Also, you can use the schedule to be informed on the status and upcoming work.

Financing
Question: Can I count the land equity towards my mortgage payment?

Answer: Yes, in fact many property owners have enough land equity that they don't need cash funds at all for a mortgage down payment.

Question: Can I include utility improvement costs the water, sewer, gas, electrical, and telephone in my mortgate?

Answer: In almost all cases everything can be included.Contact a Pacific Legacy Homes representative to find out whether certain improvements or your closing costs can be included in your mortgage.

Question: How does the "build on your lot" financing work?

Answer: It typically involves a "One-time Closing" loan that combines the construction loan with your mortgage so you only have one "closing". In some instances you can get a lot loan for the vacant land and roll that into the loan as well. It is sort of like purchasing a newly built home with flooring choices and other upgrades. Once you determine the cost for everything in your new home, you simply apply for a loan. A Pacific Legacy Homes representative can help answer questions and recommend an experienced affiliated lender.

Question: Will I need to make monthly mortage payments on my new home during construction?

Answer: Most lenders will include an interest reserve in the loan that will make the payments during construction, which can last from 4 to 6 months. The payments are to cover the incremental costs along the way.
