Building Process Overview

If you would like to spare yourself the frustrations and runaway project costs by trying to be your own home contractor then, Pacific Legacy Homes is here to help. We will manage the myriad of details to ensure that your new home does not become a financial burden and time-consuming ordeal. Please allow us the opportunity to demonstrate to you just how easy it is to collaborate with Pacific Legacy Homes and build your new home. Building your home consists of the following phases:

Pre-Construction Planning
Any successful project begins with proper pre-planning and thorough understanding of the site.  The following items are important steps in the process: survey and zoning requirements, soil investigation and engineering, selecting a home design, grading and plot plans, water well and septic sewer designs, and agency approvals. Construction Permits
Once the final project plans are approved by you, the grading, plot plans, and construction documents are submitted to building permit review and approval.  All of the plans will be reviewed by various engineers and agencies.  In addition, the planning agency will review the plot plan.  Once these reviews are completed and approved, the construction permits will be issued and we can start building your dream home.

Home Site Development
This is the first step in the home construction process.  During this stage, existing structures (if any) are demolished and removed.  Also, the lot will be cleared of unwanted vegetation and trees.  After the lost is cleared, it is ready for any rough grading to establish the building pad elevation.  Once rough grading is completed and approved, the excavation of the foundation begins.

Home Construction
This is the stage that you have been anticipating—we are ready to begin creating your dream home.  The homebuilding process consists of the following steps: foundation, framing, mechanical rough-in, drywall and trim, and finish.  You will love watching your new home take shape literally in front of your eyes.  We encourage you to visit the site as often as possible to see first hand the hand-crafted home take shape. Pre-Closing Orientation
After all the hard work and your patience and your new home is finished and ready, we will take you on a final walk-through.  The room-by-room tour will give you an opportunity to make sure that everything meets your satisfaction.  Also, we will demonstrate the features and operating procedures for all aspects of your home and any answer any questions you might have.  At the end of the orientation, we will hand over the keys to you.  Congratulations, you are now the proud owner of your dream home.

Post Closing Follow Up
One you are settled in, we will check back with you for a 30-day follow up to ensure continued satisfaction.  Approximately 90 days after closing, we will schedule a 3-month follow up visit to check or service your home.  Finally, we will schedule a 12-month follow up visit approximately 11 months after closing to take care of any required warranty work and discuss any issues that you have be experiencing.
