Home Construction

Foundation Phase
This phase will commence immediately after the site has been cleared and properly graded.  The foundation is the concrete (usually reinforced with steel rebar) structure that supports your entire home.  During this phase, we will excavate and pour the footings and the foundation walls.  A home is only as good as its foundation upon which it rests so we take great care in getting it right.

Frame Phase
The structural frame is the “wood skeleton” of your new home.  This is one of the most exciting phases because the home begins to transform from the 2-dimensional architectural drawings to a 3-dimensional residence with the walls, roof, windows, and doors.  Our Personal Builders will contact you and encourage you to visit the site often during this phase to observe the rapid transformation of your new dream home.

Electrical and Mechanical Rough Phase
If you think of the frame as the “wood skeleton” then the rough electrical and mechanical phase includes all the vital organs for the living environment in the home.  The plumbing, heating and air conditioning, lighting, cable television, telephone, computer network, entertainment system, security system, fire place, and much more will installed by many highly skilled construction trade technicians.  Again, your Personal Builder will contact to schedule a meeting at your new home to discuss the placement of the previously mentioned items.  Once again, you will have opportunities to see the progress taking place on your new home.

Drywall and Trim Phase
Now that we have completed the previous phases, we will cover it all up with insulation and drywall.  In this phase, we will finish the walls and roof, install the doors, install the baseboards, and apply the paint.  Outside, we will apply the finish that could consist of stucco, siding, or stone.  We will also finish grade the lot to prepare it for the driveway, landscaping, and walkways.  Everything will be chosen from your chosen colors and materials.  Next, the other exciting step begins where we will install your electrical faceplates, cabinets, countertops, sinks, faucets, bathtubs, showers, door hardware, and appliances.  You can now begin to admire what we have created together.

Finish Phase
Your new how is nearly complete and we will wrap up the finishing touches in this phase.  We will install the flooring or carpeting that you selected in the finish step to protect it from scratches and other damage.  The local building inspectors will conduct their final inspection and issue a certificate of occupancy.  A Pacific Legacy Homes Personal Builder will then conduct our own thorough quality inspection and test everything.  We ensure that everything within your new dream home meets the highest quality standards for materials and workmanship.  After we are done and give the residence our stamp of approval, we will schedule a walk-thru appointment.  Your Personal Builder will demonstrate all the equipment and appliances and discuss the warranties and the Customer Care program at the walk-thru appointment. Your home has now fully transformed from your initial idea, architectural plans and various construction phases to your new dream home.  We hope that you enjoy your new dream home as much as we did building it.
